Yeah no. I have no idea why someone would surmise that just because there's a decline in purchases, that means the market has crashed. Unfortunately, with interest rates being what they are now instead of roughly 3.5% just a couple of years ago, the only ones benefiting from a modest drop in the market are cash buyers. Most others that finance their home will actually be paying more for their monthly mortgage even though home prices are less than a year ago.

Can't get views on social media sites and especially YT if you don't state something borderline outrageous. Some of the stocks videos are ridiculous, a stock "crashed on the day" when its down 5%. Never mind it was up 20% over the last month. Can't just state facts, that's how you end up with a dead channel with videos getting 100 views so this is how everyone pretends to communicate on YT.

Wow...doubling down on the same flawed logic. In the meantime, rents are down on average a whopping....hold your applause.....$55!!! Woo Hoo! Break open the champagne!

You'll figure it out eventually.

I didn't realize YT still existed. I thought it is sort of like Myspace. I thought everyone moved on (just as, it seems, everyone is moving on from CD).

I hope the above is due to a reduction in demand (people moving somewhere else) rather than an increase in supply (more units as a result of more construction).

Default Raise rent?

How Do I Decide Whether To Raise Rent on My Tenants? | April 3rd, 2023

This is a classic choice of risk vs. reward. In this case, the reward is something like $100 in additional rental income per month...it’s possible that a single month without a tenant would eclipse the income that a $100 per month rental increase would produce in a year.
When I was negotiating price for a new rental, I pointed out that the place has been empty for at least four months. The prop mgr replied, "What has that got to do with it?"

I did get a decrease.

The reason why a rental property has been vacant may be that the owner hasn't found a qualified, suitable tenant.
