I was over there today picking up my daughter from her friends and it was so nice over there.

Nice homes that I am sure are very expensive. I loved the area. Did not see any homes for sale there which says something good. Just wondering about the area.

Mostly around 300K top around 400K. Low foreclosure impact...One foreclosure and one short for sale. Probably get a short in their under 300K.

Recent sales have been majority short and Foreclosure.

Classical standoff - the regular houses are too expensive to sell with the overall climate. You wait for them to go foreclosure or short or come to a similar price.

i know someone in that subdivision who is looking to sell, however, his house is a dump and he thinks he can get 450 for it...there's nothing upgraded, the carpets have dog and rabbit mess stains, and the walls have bumps in them...anyways, the neighborhood also has a really overcontrolling HOA and he lives across the street from one of those elderly busy bodies...the first phase of the neighborhood and the last phase of it was built by 2 different builders because the first one went into bankruptcy and it took the second one to start building about 4 years after the last one there were vacant lots in between all the existing homes...that second builder, i don't think is in business anymore either...

talk about a over controlling hoa, i just got cited at my rental property... reason.... mop and bucket on the porch! $50

Nope. Terra West is the management company. They just carry the water. You need to attend a couple of meetings and talk to your board.

Note that is it was there for a week or so it could be a good call.
