what is everyone's opinions of rhodes ranch nowadays? nice place to live?

i would think so, it has some great amenities although i do not know the hoa fee and shopping and restaurants are exploding in the area...it is easy to get to the strip and still not too difficult to get to the other parts of town, the only problem is rush hour on 215 especially at 15...but if you use surface streets during the hours of 3-6 PM, you should be fine such as rainbow or durango or jones and tropicana, flamingo, or warm springs...

the hoa fee when we were looking was around $100 inside rhodes ranch, i would not consider outside

actually it was very fair.. we just didnt get the house.. we bid $30k over list, sold for $70k over list and it was a fixer upper

I've been watching these prices fall inside the gate of Rhodes Homes and they have come down alot in the past year. Beautiful place inside the gates, great community center, great golf course and a nice walking path. I've read the school right outside the gate is very good as well. Looking at Ziprealty, it still shows HOA for 100 there. I don't really know much outside of the gated area. I looked a little, but really liked the inside. Another 10% drop would be nice in the prices though.

where r the prices at nowadays... a year ago, they were 250-400....

I live inside Rhodes Ranch the HOA fee is $120/mo.
One bit of advice, I have owned in here since '02 and the HOA coupled w/ "security" have completely made life HELL. Pardon my language, I'll try to make this short, my e-mail is lablili@msn.com. I'd be happy to expand on this as well as provide proof & other links.
