I am looking for a "cheap" snowbird area that is safe, also an area that accepts dogs. Are the condos on Justin Ct in Henderson considered safe and are they pet friendly? What about Kristen Ln??

If you are inquiring about a specific listing call them and ask.

As a general rule dogs and snow bird rentals go together badly. One dog cuts the available rentals to 25%. Two dogs or a big dog may make it impossible. Two hundred lb. pit bulls and they won't sell you one.

Now a little more clarity of request and someone may be able to point you in the right direction.

I have a friend (age 50+) that rents an apt at Justin Ct. She said that she feels safe and she also has two cats. she rents from someone who owns the condo. The condos are big,with a fireplace and nice balcony. I teach at the elementary school right across the street. The area is lower middle class but there are families of all types who live around there. The complex does not have a pool or exercise room like some complexes do. They have covered parking and are not gated.
It is an older area of Henderson. People are out and about in the neighborhood. There is a playground down the street. I always see kids riding their bikes, and adults jogging and walking their dogs.
I told my friend that I wouldn't feel safe living there and she actually thinks the same about where I live. To each their own!

As far as I know, Kirsten Ct is a street right around the corner from Justin ct. The neighborhood is the same. I don't know about condos on Kirsetn...if you have seen things for Summerlin or Sumerville condos, I'd pass on those. They didin't look too appealing when I drove by them in the past.

"Safe", "Quiet", "Family friendly" etc are all subjective terms that no one should use in advertising or looking for a home! I live on a busy road with a lot of traffic so I tune it out. I don't even notice it most of the time. To some that might mean a negative, to me I tune it out.

Best to visit in person and see what neighborhoods appeal to you, if at all possible.

What kind of dog, exactly? A 5 lb. yorkie or a 75 lb German Shepherd? Makes a difference!

(Some condo HOAs don't allow dogs period. 1 or 2 cats, a bird, no dogs.)

yeh, i never understood the family-friendly term, the only area i could think of that is not family-friendly would be a Sun City/age-restricted place...

yeh, i wouldn't live on that side of Henderson either where kristin and justin is located...

sterling court is in a nicer area in my opinion...

Thanks for your in put... I have an 8 lb and 12.5 lb dog...I want to buy a condo in a good area of Henderson but also want a "cheap" price as I only want to be there in the winter...Yeah, I check the crime stats for Summerlin area which has some great buys, but not a safe area from what I researched.

Any other streets or condo areas in Henderson that would be inexpensive but better than Justin Ct area???

The only condo complex I can think of at the moment is at Eastern/Robindale, my sister lives down at Eastern/Warm Springs and it is very safe, the only issue would be the traffic and construction on Eastern...

YOu are not working "good" Henderson. You are working the older sections and the area along Boulder Highway. It is OK but not good.

You are also working places more than 20 years old.

There are only three or four units that would appear to meet your specs in all of Henderson and all are of the older and less desirable neighborhood sort.

Try the NW. 89129, 89149, 89143, 89131,89084, 89128. Don't consider Broadstone which will come up but is not for you.

On Crime....

There ain't a dimes worth of difference in crime rates between nice Henderson and nice Summerlin. It can be hard to find this out though as they do not report crime statistics to a common scheme.

You can get a view at least by zip code. Anything green or yellow is actually OK. The crime numbers are an order of magnitude higher in the red zones.

Everyone thanks....I am from MI so don't really know vegas...What about N Buffalo, N Rainbow and Soaring Gulls area in Summerlin? I just read that there police helicoptors over that area at least once a week so was unsure if this was an area to consider. Can anyone give me more specific information like name of condo complex etc that is worth investing in purchasing...??
