Advise please!
My husband and I just moved to Las Vegas. We'll be calling Las Vegas home , since he's job is now based here. We have just started house hunting and loved a home at Mountain’s Edge (our limit is $350,000) this home has a huge lot and the SF is over 3500 almost brand new. I love the Summerlin area, much more convenient, however; for the money we get a smaller home and lots are tiny. Which home will be better in the long term? Which one is a better option? Commute is not a factor, his job is right in the middle. How do you think Mountain's Edge will turn out? (I’m a little afraid since some areas look deserted) We love the city! I will appreciate any words of wisdom Thank you

You should also look in the North West. You should be able to find the same deal as Mountains Edge but a much nicer/ more established area IMO. Summerlin is a waste of money in my opinion. I don't see why people want to spend twice as much for the same house as in other areas that are just as nice. Especially if commuting isn't a concern. Good luck with your search.

Been looking for a $350-400 thousand myself in Summerlin. I've lived in Summerlin since I moved here in 2000 and wouldn't live anywhere else in Vegas. Prices are higher due to higher demand due to a perceived value whatever that may be. Right now $350,000 should get you a 2,700 foot foreclosure in good shape. If you're lucky it may even have a pool. If you need larger square footage then you may want to be in Mountain's Edge but be carefull of horrible traffic, higher crime and incomplete neighborhoods and infrastructure.

That is everythng that is a REO and available for about $350,000.

I would certainly look at the ones in Taos and Country Rose...two stellar subs in Summerlin. And as you can see you can get some really interesting places for the money.

Note...no endorsement of any. I think one of the ones in So. HIghland has mold.

But I would look at the set before I bought anything else.

Note this is not neccessarily easy though you get quick answers. A client of mine just missed on two just above this range with bids more than $50K above list.

Then again they appear to have purchaed for half a million a home that cost more than twice that to build. And at an interest rate about two points below market.

Those are the exact reasons we moved away from Mountain's Edge!

Currently renting in Summerlin now, and just waiting for our lease to expire next year and we will definitely be buying in this area (89134).

I would move to summerlin.....you are less likely to have loud neighbors keeping you up at all hours.

I bought in Centennial Hills~NW~89143, I was looking in a much lower price range, but a friend of ours just bought a home here for $250K, 4BR, 3BA, pool...nice home. Great area.

Mountains Edge is nice, but it's very much an area in transition - very little infrastructure down there, so roads can get messy.

Summerlin costs more, but for a reason. It's typically considered to be the nicest area of the valley.

I agree with the Centennial Hills recommendation. Cheaper than Summerlin, but more established than Mountains Edge.

If if you're not deadset on living on the west side of town, try Aliante. It's another masterplanned community. It's really new like Mountains Edge, but prettier and more established and with better roads.
