Hi i am thinking of coming to vegas,i am married guy italian background. i will be on fixed budget so i am looking for lowest cost option.i see houses under $100,000 in henderson but i need to know what other min costs ill have.for example what will my total taxes on property be and homeowners insurance, water,trash,etc bills. i also would like to know my electricity bill if i dont have a pool will be.
Also i am seeing alot of condos selling $50,000 or less and i would like to know what the taxes and hoa fee would be on 1300 sqf condo. i hear some hoa fees very little and some couple of hundred. i am not interested in extras like pool,etc so can someone recommend place with low hoa fees. i would also like to know if hoa fees get raised often9wouldnt want it be 50% more in few years).also do they limit pets/(i have 7 cats) and to conserve electricity i would like a window ac to just cool my room is that allowed?any factual answers would be great,not interested in guys complaining about economy,people ,etc.

Most of these inexpensive houses and condos you see online are scams.There is more scams going on right now than i have ever seen.

The condo's covenants and restrictions will tell you how often/how much HOA fees can be raised. In addition, the covenants will also tell you if window A/C units are allowed (most of the time, it's no). Most of the lower-priced homes are being fetched by cash buyers, and most of the lower-priced condos have serious HOA problems and/or high HOA fees.

Most HOA communities in Las Vegas give you a two pet limit. Sometime's three. I hope you don't let them roam all over creation, and if you do, your neighbors will probably turn you in to Animal control for exceeding the pet limit. Your best bet is to not live in a HOA controlled neighborhood, and try Pahrump or other similar area's instead. They are probably more lenient and let you have more pets.

Or if not interested do not answer the question,but move on. Moderator cut: off topic i am researching states with no income tax,ever thought of that,lol. Moderator cut: post referring to deleted i would require an area that is demographically not a ghetto,but i quess that went over some member's heads. I from NYC so we have somewhat of of segregation of areas where certain demographics will not fit in.
As for the scams i would think Vegas would have some but even national papers like ny times have had arcticles about low property prices so i quess it must be real,plus my father spent some time there,has a time share and he knows some guys who claimed to have bought low.
