I've been looking for a house (under 100k) in Las Vegas for about the past 5 months and it seems I'm probably not gonna be able to find anything before the tax-credit expires. I originally wanted to stay out of North Vegas for obvious reasons but I've come to the conclusion that it might be my only option, since the homes are way cheaper then where I was previously looking (east, southeast, south, southwest, central...89102, 89104, etc).

Can anyone recommend some decent (and by "decent" I mean safe) North-Vegas zipcodes/areas? I'm not willing to live anywhere near: Lake Mead BLVD, Vegas Dr/Owens Ave, Washington Ave, or Bonanza Rd, unless the area is far east and a decent neighborhood.

Would recommend any input. Thanks.

BTW, I'm looking for a 1-story home with a decent size lot, so an all-2-story community (like the far west) will not due.

Hi, until 2 years ago I spent 40+ years in Las Vegas. Born & raised there. Spent the last 10 years in North Las Vegas. North Las Vegas used to be pretty bad all over but has improved since the early 90's. Same with Henderson- now people seem to think Green Valley is something other than plane old Henderson. Just like people who live in Summerlin say "Summerlin" instead of Las Vegas. The further north & west you go within North Las Vegas, the better. Stay north of Craig Road & west of Martin Luther King. There are some decent areas peppered in North Las Vegas that are outside of those boundaries but why bother with one decent neighborhood within a not so great area. Aliante is the nice new area with areas bordering Aliante almost as nice & definitley cheaper than Aliante. I lived in the 89031 zip code & I'd say the majority of it is good...

Definitely stay away from those 4 roads that you mention above. I would not live near any of them even it it was free...

Thanks neal93, you seem to know Vegas very well. I was thinking NW Vegas might be alright, but it's the only area of Vegas I haven't visited so I'll have to check it out. Seems most people have said to at least stay north of Craig Rd, so that's probably a good rule of thumb. Like you mentioned, I would rather live in a decent "area", than just a decent neighborhood, so I'll check out the Aliante area like you said. Thanks again. I'll be reporting back soon.

If you're also now talking about Northwest Las Vegas, it's all pretty good & all of it is pretty new. Especially the part due north of Summerlin. West of the 95 & north of Cheyenne is all good. East of Summerlin to about Rainbow is good too...

The zip codes for the North Las Vegas areas are 89031, 89081, 89084, 89085, 89086. These areas are all good. But sometimes you do have isolated incidents. We have lived in this area for about 8 years now and love it. I do also have a 5 year old. We walk all over our neighborhood, and also ride bikes around. We really like it.

Thanks BUGBULLY. So far, it looks like 89031 is looking pretty good. 89084, 89085, and 89086 look like they might be a little too far north for my liking but I'll have to visit all the areas and see what they're actually like. Seems like there's quite a few homes for sale in the 89031 zip too.

Yes, that is the area that I live it. Love it. Plus, shopping is very close, and a lot of new stores and shopping areas have been opening up around here.

Warren Buffet has said, "It's far better to buy a wonderful company at a fair price than a fair company at a wonderful price."

Same thing applies to the real estate also and should always go by location first. There is a reason why houses in North Las Vegas are cheaper than other places. Don't buy anything because of the low pricing. You will get what you paid.
