Thought I had found my dream apartment but rent went up nearly $100/mo. on a 1 BR, but the outrageous part is that a new tenant can have an apt. nearly identical to mine for $150 less, or $200 if they don't have animals like I do. In 5 years, at this rate of escalation I'll drop $100K. They've simply become too unpredictable.

I really dread the idea of a co-op with this nonsense of paying part of their underlying mortgage and the uncertainty of maintenance skyrocketing, but I also like the idea of someone taking care of things like the grounds.

Would like some advice for someone looking to spend under $275K for a 1 BR, be it condo, co-op, or small cottage. I could live in an over 55 community. Would prefer to live somewhere within a 15 mi. radius.

I'm not really looking at it as an investment, but more as a way to bring down a whopping $1,500/mo. total cost. Thanks.

Stony Brook LI:The Knolls « 55 and Over Communities on Long Island

Look into the Knolls in Stony Brook off of Oxhead (Nicolls just north of 347). Nice sized condos, most 2 BR.
Two for sale right now on mlsli.com One in your price range #2355143

There's also Strathmore Gate, which is off 347 a little closer to the Mall. Supermarket and all are walking distance. My friend's mom lived in there and was very happy. There are several 1 BR listed in there in the low $200's.
