I meant to include some nearby towns that you might consider. While I don't know much about the going rents, I live in the area and can talk about locations. Stony Brook will be more expensive than other areas, and in general the north shore towns/villages will cost more.
Try Centereach and Selden -- great towns with less costly rentals and a short commute to the university (5 to 8 miles, depending on where you live). You'll find fantastic shopping and resources, such as one of the best libraries on Long Island. It's huge and offers many programs for children from birth on up. We practically lived in the library when my kids were small. Nice towns that might be more expensive (but maybe not, for rentals?) are Setauket, East Setauket, Port Jefferson, St. James, Smithtown, and Lake Grove.
There are some shady areas in Coram and Port Jefferson Station, which is why I didn't mention those, although they have good areas too, but I'd start with the others.

Hi, genefan. I'm not familiar with Avalon Commons, so all I can give you is an overall positive impression of Smithtown from living nearby and having friends and coworkers who live there. Sorry I can't be of more help. Maybe some other posters more familiar with the area will chime in.
Oftentimes, the MLSLI.com, as well as almost all other real estate sites, lists a place's location by the community named in that place's mailing address, which is, more often than not, different from the city, village or hamlet where that place is actually located.
You can find out in which community (city, village or CDP) a place is actually located, which is oftentimes different from the community named in that place's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)
And, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.
You do realize Avalon Commons in Smithtown start in the 1800 range just for rent. You have electric and gas bills on top of that.
