Trying to collect some data for my folks on LI who have a house up for sale in Patchogue. They are trying to sell so they can move down to NC with us.

Our neighbours house has been for sale for just about a year.
.6 of an acre, priced at $480,000, less than 6 years, Medford, Longwood schools. 2400 sq ft

It is really a nice house surrounded by woods in a very very quiet development.

I looked at 6 houses in Western Suffolk County, 3 of which were vacant, not a good sign..makes me think I can make a real low offer because they are already out and desperate (just my own opinion but makes sense)...unfortunately, I have to sell my house first...so no offers coming from me any time soon

Our neighbours house is empty ; they just couldnt do the commute to nyc anymore.

Aint gonna happen when you can buy similar in Miller Place/3 Village/ Mt Sinai/ Rocky Point /Shoreham SD's for same or less.

They better wrap their minds around High 3s/Low 4s for Longwood and pray for an ignorant buyer.

MY house in Pat/Med was on for 3 months, real estate promised up the wazoo he could sell it for 345. Noone looked. House is really nice, all new in and out, now I am trying on my own for 330 negotiable. We will see, I am done with the real estates on LI if it doesnt sell than I will either stay or rent it out.

Im sorry that you were not able to sell your house. The market on Long Island is definitely slowing down.

This is because 2 yrs ago too many people were competing for the same house and driving prices up.

Every house will sell if priced right.

Unfortunately your agent promised something and couldnt fulfill his/her end of the agreement but that doesn't mean that every realtor will do the same.

Good luck selling your house on your own!! Plenty of people have done it...just be patient or rent it out and wait until prices/market get better.

This might work...or it might not work.

Some sellers are refusing to accept lower offers because they still think they can get the same price as 1-2 yrs ago.

These people get very offended when a buyer submits a lowball offer.

My suggestion is that you make a lower offer but not too extreme.

Sellers want to get the most money and Buyers want to get a bargain...so there has to be a middle ground between the 2.

Either way...Im sure you will find a couple of great deals out there.

Now is a great time for buyers!! Lower prices and affordable interest rates.
