My husband, middle schooler and I are moving to Long Island in a month or two. Job transfer. My husband has looked a round a bit and loves certain neighborhoods (Smithtown, Lake Grove) but we can not afford to buy there and get what we want in a house. (Basically no work needed). Office is near Plainview.
He came across some beautiful houses with a Yaphank address that look promising but I need to know more about that area and the school districts. I am looking for good school district, a nice neighborhood with kids, proximity to shopping. Any info you can give me good or bad would be good. We are definitely moving there so telling me not to move there isn't an option. $400,000 is the very top of our budget.
If I were looking for Smithtown on a budget I'd check out Miller Place under 400.
Maybe Shoreham or Western Rocky Point.

Have you guys looked on the south shore anywhere? Look at E. Islip, Sayville, Oakdale, Bayport, Blue Point. All good areas, good schools. Close to shopping, also sunrise highway makes for quick travel time.

These places are equally or more expensive to buy in than Lake Grove or Smithtown, especially factoring in taxes, which are astronomical in Bayport Blue Point and East Islip school districts. We're talking 9K+ for a small 3 bedroom ranch.
I've seen houses under 400K in Smithtown that are livable..it depends on what you mean by "needs work". If a kitchen has appliances that work and cabinets that aren't rotted out, it only really needs "work" because people think it's ugly.
Thanks guys I will look at those spots as well. He did look at Miller Place and thought is seemed very rundown like maybe things are going badly there? Thoughts? Have not really explored south shore at all. I did like a few things in Rocky Point but couldn't get a feel for the area. I knew how far out Yaphank was. He is willing to go farther for a newer house for less. Don't know about the super rural part though. Maybe I will have hubby drive out there and see how he feels. In the meantime I'll check these places out.
I would try Islip, ababylon, lindenhurst, east Islip, Yaphank is the boonies and an hour commute to plainview. I worked in plainview and I live in Islip took me 30-35 min.
We live behind woods that are Yaphank. Its a rural area, close to the expressway ; maybe 2 miles to LIE. It is Longwood school district. Taxes for a 2500 sq ft house are about 8-10,000 per year.
You can get nice older homes, Most of the developemnts are nice and well kept. It is very very quiet. No shopping but riverhead outlets are about 20 mins away, stop and shop is about 10 mins drive away.
Have you checked out Kings Park? its just west of Smithtown.
or maybe East Northport.
