If either of you are Veterans there is a great VA Medical Ctr. in Northport LI NY and with the market down 450K should not be a problem and a whole lot closer to Brooklyn and its right on the shore of LI Sound.

Suffolk Co. tax is 1.55% of 3 yr. ave. median home market value of $442,600. The 257th highest county tax rate of 1,822 counties.

Nassau Co. tax is 1.64% of $507,500. It's 198th highest of 1,822 counties.

The OP can look up their county's rate using the search function, at the top middle of the chart, for a comparison.

The median home market value on Long Island has declined substantially since that report! Don't know that the ranking has remained the same as a result...

The math is pretty easy to do on a home-by-home basis for comparison so the OP can compare.

Property Tax/Home Value = Tax Rate %

For example,

$6,842/$442,600 = 0.0154586 or 1.55%

Rankings based on "median" values are statistically unimportant except for a general overview and for entertaining articles.

At least with the above formula the OP can go on MLSLI.com and compare individual properties, that might be of interest, with their own. This way, if they go from a home worth $125,000 to one worth $375,000 they should expect to pay 3x their current tax and feel good if they pay less than 3x and not quite so bad if they pay 3.2x.

If you like the area and can afford it go for it. A 450,000 dollar house in Mattiuck taxes are 1/2 of what you would pay in Sayville,miller place,etc.I know because I own rentals In Matticuk and live in Sayville

As a lifelong Long Islander, I can't imagine retiring here. Sorry to paint a bleak picture, but no one is dealing with spiraling property taxes, increasing traffic, little public transportation or a lack of any planning or vision on the part of politicians here. For example, in my former (wonderful) neighborhood on the South Shore, property taxes used to be affordable. Now they have skyrocketed to the point where you can easily pay $15K-$20K per year on a modest house with, say, a quarter acre, while that same property tax will pay for a two-acre house in parts of the North Shore. Also keep in mind that if gasoline ever hits $7-$8 a gallon, which it very well could in the next few years, the suburbs will be devastated. We have virtually no good, local public transportation out here except for the awful buses.

If you must live on Long Island, I would try a small house, apartment or townhouse somewhere in Queens, perhaps not far from a marina where your husband could keep a boat. The taxes, which are still very low compared to Nassau and Suffolk, are not likely to rise as fast, you have a better shot at access to public transportation and the value of your home should hold up pretty well. Plus, you won't be far from Manhattan if you and your husband want some entertainment. True, you probably won't have a huge amount of interior space or a lot of land, but with your budget and family situation, I would still go with Queens. Imagine paying $5,000 a year property taxes vs. possibly $15,000 somewhere further east (with the prospects of the latter amount rising much faster in the years ahead). Move to Queens and pocket the $800+ per month difference. That's a nice chunk of change when you're living on a retirement income.

I want my parents to retire to LI, but I don't think that's going to happen.
Haven't seen them in over 3 years.
