The towns described in this list are beautiful areas. However, I have no idea how they get the "median household income" of these areas when the minimum homes cost 1.5 million and reaching past 10 million.

The median household incomes for most of these places are at about at 120k. So if my fiance and I are making about $65k + $60k each we fit in this criteria for a household income of $125k and are now able to afford one of these homes?! Just seems way off.

The whole entire list makes no sense.

Even though those are beautiful areas, I would kill myself before I lived in most of those areas listed.

The homes are waaaay too spread apart there meaning there is very little to zero community feel and you would likely have to walk soooo far just to get to a convenience store or any kind of civilization..

Walkability should've been factored in.

Good point - But not to take away from the original post I was really trying to understand how they listed median incomes for these areas at around $120kish when I venture to say that they are more than likely in the $300 - 400k income range.

yeah you can't live in Brookville for $150k/yr. Or Sands Point for $122k. Even if these are median incomes, I can't see how the lower/middle half can do it unless their income isn't reported or those people had the down payment to begin with. The avg has to be way higher. $120k is more appropriate for places like Plainview/Syosset. I do know people in Scarsdale and there are homes that are traditional splits at regular value. Not sure if those other towns fall into the same situation.

Stock options and bonuses. Thats how "real" money is made. Not salary. Hell, check out all the fortune 500 CEO's that make $1.00 a yr salaries yet rake in millions in income.

There is a difference between "Median" and "Average" which always seems to get lost here.

Plus, as noted, those people's takehome pay isn't $120K a year.

One of my close friends lives in a "modest" (ahem) home in Old Westbury and his taxes are just a hair under $32,000. I would love to meet one of the folks on the lower end of the income brackets!!!!

They are factoring in the maid and pool boy's salaries to get the lower average. Everyone knows the best places to live in New York are Levittown and Williamsburg. Duh.
