What's the story with these communities? I know they are part of the Trash Belt but they are touted as being great places with decent schools, and I have to say some parts are absolutely gorgeous, but...why are the property values so low if they are good communities? Some of the mansions right on the bluffs are only going for near a million and the average home is in the 200's. A friend of mine is looking in the area and he is real estate challenged so he asked if I could help him a bit.

Your use of "Trash Belt" tells me you can't.

I wouldn't lump Mount Sinai or Miller Place into your self-designated "trash belt". Miller Place shares a border with Sound Beach, but that doesn't mean it's a low brow community.

Didn't coin the term.
I actually like both communities hence my use of the term and questions. I always heard mostly positive things but I am curious if there is something I don't know as to why they get lumped in other than strictly geographic reasons.

You like both communities, but you say they are in the trash belt - a term neither I, nor anyone else here has heard before. Please explain.

I first heard the term from a friend of mine who is from Centereach, back in the mid 90's. It refers to the areas North of the LIE from Ronkonoma to Wading River, although I've also heard varying oppinions that it is LIE to 25A from some, while others just lump it all in from the LIE to the sound.
