Not sure it makes a difference with Manhasset. A fair comparison is Garden City, which has similar demographics and QOL, but higher taxes (and a nasty village tax on top). Still, while Manhasset is more expensive than Garden City, and pretty much always has been, it's hard to claim that homes in Garden City should be even MORE expensive. Manhasset and Mineola have lower taxes because they have large commercial districts (same situation in Hauppauge) and no village tax.
What's definitely a joke is taxes in lousy school districts. Paying $15k on a house in a place like Hempstead or even Westbury is absolutely ridiculous.
Manhasset does kind of sell itself. I could see GC being a little more expensive, but I think a subpar train line (for parts not convenient to Mineola and Merillon Ave) and a general preference for people to be closer to a shore also hold it back just a little bit. I also don't think GC's taxes are totally out of line in terms of % of home value compared to the rest of Nassau. That said, GC is fantastic, especially if you work in the GC/Hempstead/Uniondale hub.
Expensive neighborhoods, but property taxes are much lower compared its surrounding North Shore neighborhoods (eg. Roslyn, Port Washington, etc). And the school systems are excellent.
^ A Manhasset ranch can get close to a million easy even if it has lower taxes. The same ranch in another [good] school district would be $500k but you're paying $8k in school taxes alone.
Don't think the OP is looking for expensive houses if they're so sensitive to property taxes.
