I don't get involved in those negotiations, sorry. Might depend on the overall job, the work involved to get it ready, how much "stuff", how much help might be needed if it's a big house and pilferage is to be avoided, etc.

As a newish homeowner, I swear by estate sales for stuff most homeowners take for granted. Tools, storage, shelving, gardening items, etc. paying for a new shovel or tree trimmer is waste of money. Buy it 2nd hand.
LI has a robust market. Many estate sales now are online auctions. Check out auctionninja.com. The owners love it as they don’t have to open up their home, except for a pick up time. The auction system drives up the price. However, it’s still good to peruse. The major companies all charge about the same.
