This particular McDonald's was in the news several times for various violent crimes. There's a McDonald's in Lynbrook and it doesn't have this type of reputation. The old McDonald's in Valley Stream was knocked down and replaced. I doubt if the new McDonald's was built because of the crime. It was just outdated. Gosh, I wonder how I know all of this. Think about it.
If you have multiple adults/illegally occupying homes, then yeah that's how these homes in lower to mid range areas of the Island become affordable. What was meant as a home for a family of 4, 5, etc is now a home with 3 families. It's a huge problem on the Island now
They are very strict in Valley Stream about that. I'm sure it happens, but much less than in other towns. Lynbrook, Franklin Square, Valley Stream have a lot of 2 family homes with separate entrances. My friend lives in a 100 year old house that was legally converted and expanded to a 2 family in 1950. This was pretty common after WWII in order to accommodate the returning GIs.
