I'm looking at a couple of 1 bedroom co-ops in Farmingdale in the same Elizabeth Gardens development. It's one block East of Main street and immediately north of the train tracks.

Does anyone know anything about this development, or the immediate area at least? I see a re-finished 1 BR for 215k or so, and then an "original" 1 BR going for 160k.

I know that downtown area is going through a bit of a rebuilding process and it seems to be going well...and as you go down Melville road heading East the home values do go up. I'm a graduate of SUNY Farmingdale (one of a good dozen or two =P ) so i feel like it's a strong, safe, middle class neighborhood.... but if there's one thing i've learned in the past few months, is that i still have a lot to learn about this fair island of ours.

For those who may not be familiar with Farmingdale:

Farmingdale is a village (incorporated in 1904) in the southeast part of the Town of Oyster Bay, in the east part of Nassau County along the Oyster Bay/Babylon town line and the Nassau/Suffolk County line.

Beginning on the north and moving in a clockwise direction, the Village of Farmingdale in the Town of Oyster Bay is bordered on the north by the Hamlet of Old Bethpage; on the east by the Hamlet of East Farmingdale, Town of Babylon, Suffolk County (the Oyster Bay/Babylon town line and the Nassau/Suffolk county line); on the south by the Hamlet of South Farmingdale; and, on the west by the Hamlet of Plainedge and the Hamlet of Bethpage.

Farmingdale is one of those many villages and hamlets on Long Island where the majority of the places with the community name as part of their mailing address are not in the village: places with a "Farmingdale, NY 11735" address that are not in the Village of Farmingdale are in the Hamlet of South Farmingdale and the Hamlet of Plainedge in the Town of Oyster Bay, Nassau county, with the majority in the Hamlet of East Famringdale in the Town of Bablyon, Suffolk County.

Not too familiar with Elizabeth Gardens complex, but the area is very much as you describe, "strong, safe, middle class neighborhood". IMO, it's also a somewhat underrated area in general. The location seems OK, an easy walk to Main. St. with plenty of restaurants, and some shops. Also an easy drive to a multitude of activities.

I'd say stay focused more on the deal, things like are there a lot of units for sale? Have you talked to any of the current owners, any issues with the condo board? Things like that may be more important, since you already pretty much know the area.

Yeah, i realize i definitely need to look into the co-op's financials and get a feel for who else lives there. I got a growing list of questions/things to do if i decide to get serious, and i'd bet the list is going to get a lot longer from here.

I'm seeing both places this afternoon though so i should have a better idea of how these places rate for the money.
