Ok, granted this isn't the first choice in time to do this, but we're considering adding a second story to our cape. We figure we are going to wait until the spring to execute after seeing how work is at that point, but want to be prepared.

House currently is a 2br cape, with 1 br up and 1 down in Wantagh. stairs are in a differnt location than most capes.

Either or, my question is, how much can I expect to pay to have plans drawn?

House is 28x30. plans would be for 3br 2bth second story with attic and front porch. I want something a bit different from the standard box with 2 reverse gables. However, don't want to get out of hand as I don't think my budget or size of my house permits really complex rooflines etc...

Any thoughts on how much this would run for the plans?

Am I going about this the right way? We're not looking for a super high end remodel, but want something to come out nice and I guess a bit of freedom from locking into a set contractor.

We may want to do a bunch of it ourselves with subing out parts, if not a bunch of the job. Or we may change our mind after seeing some of the costs and look to have a GC involved.
