Yes. You hit the nail, dead center, right on the head.

Since most realtors/real estate agents are geographic illiterates, not knowing the difference between a community's borders and the borders of the ZIP Code postal zone that serves part of that community, it is a difficult exercise, to say the least, for these geographically illiterate realtors/real estate agents to explain that the West Jericho neighborhood is indeed in Jericho and not in Westbury.

First of all, experience realtor in the area will match this house to Jericho SD buyers in no time.

Second, even if selling broker is not from the area. You can bet the listing broker will be singing the word Jericho over and over like a broken record.

Third, the homeowner who lived there for years and perhaps raised a family certainly knows the difference of their SD and premium in price they are looking for.

Fourth, in Stratus, there is a data field called “School District”. Click on the word Jericho. Bingo!

There is no need for realtors to explain about the NYS Consolidated Laws or the Federal Postal Codes (just index/label number for the mailman). Under priced as result of a index/label number? That is wishful thinking.

Dollars to doughnuts, LIBoy, the property will be marketed as being in the Jericho School District and in "Westbury" even though it is not in the Village of Westbury in the Town of North Hempstead, the only "Westbury", and is in the Hamlet of Jericho in the Town of Oyster Bay.

In general, you are right. As you cross the border from village of Westbury to the Hamlet of Jericho, even though the postal code remains the same and the homes are literally opposite each other, the home price goes by about 50 to 100k.

But realtors continue to say "Home is in Westbury.. but with Jericho schools". This is not right.. the home is in Jericho with Westbury PO.

Also, some appraisers compare property by zip-code and the homes in the village are being compared to the homes in the hamlet because of this. This also causes problems when a buyer cannot secure a loan since the property did not appraise to the value required by the seller.

In general, the geographical problems here cannot be ignored and does affect the value.

Interestingly, Google and Zillow have realized the nuances of the Geography of LI ( and probably the rest of the US). I am begining to see the names of the respective hamlets and villages turn up on simple searches in google maps.

For example, if you enter "Glen Road and Chapel Road, Westbury, NY" in google search, it indicates that the intersection is in Jericho, NY-11590... which is true but if you search for "Briarcliff Road and Northcore road, Westbury, NY", the search returns a Westbury, NY-11590 address. Similarly, searching for "Main St and New York Ave, Westbury, NY" returns "New Cassel, NY-11590" and a search for "Gloucester Ct and roxbury Dr, Westbury, NY" returns Salisbury, NY-11590. Note that all 4 of these of examples are serviced by the Westbury post office with a 11590 zip code, but vary in the village and hamlet they belong to.

Now, if only the real estate professionals and MLSLI people get this.

cjferro, you might want to ask someone who lives in Jericho and worships at St. Paul the Apostle Church at 2534 Cedar Swamp Road in the Village of Brookville ("Glen Head, NY 11545" mailing address).
