yeah, heh - subscribed forums bit me here, didn't realize this was the LI forum.

But, in answer to your question - absolutely! Overpriced real estate is not LI specific. Sellers still haven't gotten it.

BRIMASA--I have no idea why you're being snotty to me and you have no idea what we charged for our house in 2005. YOUR description of our attitude at the time is complete opposite of how WE handled our home sale. Too bad I can't put you in touch with the VERY happy buyers of that house who did NOT overpay for it so that THEY could set you straight about my values.

I'm going to agree with Crooks here, if you are looking for a house around 300k or under, Sound Beach and Rocky Point are good places to look. Good schools, decent areas, and local beaches. Ridge may also be a good place to look.

I've been looking there. I haven't found anything worth the prices even in these areas.

True.

I know of a handyman which will be coming on the market soon in Sound Beach. Great location close to the water on a good sized level lot. It's probably going to wind up a tear down, unless some patient soul wants to take the time and renovate it.

I don't know the price yet...if the price is right, I might be that patient soul.

I want a little more then basic lodging, and I still can't find what I want <400. If your talking about a 70s ranch on a 100x100 plot then I'm sure the looking is considerably easier.

3br/2ba home with a garage and a basement on a larger plot size (~.45+). Preferably a 4br and a 2 car garage. We can find what we like sometimes, but its either too close to the water, too high in taxes, or on a main road.

Larger plots come at a premium tax wise most plots in the area are 1/4 to 1/3
