The valley for under $200K (Los Angeles, San Fernando: bank owned, sale, real estate)

I know this probably a silly question, but could you find an old ranch home in the valley for under $200K? I did see some on realtor.com, and they had driveway fencing and window bars, probably many in that Pacoima area. But what if you don't have kids so you need not be concerned with school zones. What if you accepted the fact that you just don't walk around the neighborhood at night? You would still have a house with a garage, a little back yard, and nobody above or below you. The main thing is you'd want to feel safe enough to sleep at night! So you put some window bars on and get a good security system. Now your in LA in your own house!

i doubt that was a normal sale Charles, that must have been some sort of transfer between family members or something similar. you can probably find low price houses in the valley, but they will be bank owned (major) fixers in pretty run down neighborhoods. here are a few in the pacoima, arleta, san fernando area. http://www.redfin.com/search#lat=34....5&zoomLevel=13 this area also has the largest gang problem in the valley, which would qualify it for one of the worst gang areas in the entire city.

I assume you are talking the San Fernando Valley, there is more than one valley area in Los Angeles metro.

It sounds to me like you are trying to convince yourself, these places exist and yes, of course they do, but would most of us want to live in those neighborhoods? No, No, No!!!

Charles, 99% of those you might see are fixer uppers or really bad..at least that would be how I see it.

I would have to see it to believe you can get 2500 sq ft, 2 levels, less than 40 years old for that kind of money..
Look at the median price range for similar homes, the fact that house has both at $171 sold 4/20 and a $296,000 sold in June. Am I missing something here?

There are a few listings in Pacoima. All are fixers.

As to the safety factor...it really depends on LAPD ability to maintain its current deployment. Right now, those areas are safe enough that any male could walk around at just about any time of day or night and be ok(females are a different matter and have more complex safety concerns).

But that wasn't always the case and may not be if the city budget doesn't allow for continued hiring of police or if LAPD officers continue to be involved in misconduct and corruption. There have been 10 or more serious officer incidents this year and so far the matters are being swept under the rug so to speak....officers are being offered lenient sentences so that they will plead out right away, or the matters are quietly taken care of. If that continues, and LAPD is weakened in the public eye because of it, you can be assured that crime rates will rise.

At one point, many of those Pacoima neighborhods were unsafe to the point that there were lots of drivebys and so forth.
