Yeah it's too bad , but I guess it's just the reality of the marketplace .
I think St Street in Santa Barbara or San Luis Obispo have nicer retail areas among others , because it seems there are more independent shops . I think it's nice to have a mix or independent and chain retail .
3rd street now seems to be like 90 % chain places .. Maybe more ?

The street performers are the absolute worst. They are corny and do nothing for the atmosphere there. I like Main St much better.

I think people complain too much.

It's one of the few places in Santa Monica with consistent police presence, it has live entertainment, lots of dining options, and plenty of places to shop. I don't own a home in West LA anymore, but when I did, 3rd street promenade was a good place to spend an hour or so just to cool off, people watch, or just pass the time.

For sure. I never go to 3rd Street Promenade unless I have guests visiting from out of town that want to go to Santa Monica. Instead, I typically recommend the Grove for shopping or Venice for the beach.

I think Angelenos, in general, have become tired of 3rd Street Promenade which has been walloped by retail chains. It's just another typical tourist trap.

3rd Street Promenade is nothing special to me. I don't have a problem going if I have to, but it's just whatever to me.

I also prefer the Grove, even though that has started to become a "whatever," too.

Downtown is where it's at for me.
