The problem is probably friends and socially based and not wanting to leave. Versus economic with a slightly better wall to look at with no friends around

Are you all going to move here and live in it or are you doing this as an investment property?

I'm not sure LA is the best place to invest right now.

This info is wrong on so many levels.

Yeah not really any money to be made. I see duplexes for $700,000+ in the valley..nuts.

Example : https://www.redfin.com/CA/Los-Angele...1/home/5149779
Lot's of 'investment properties' that you could lose money on.

It seems like the potential is to hope the tenants move out and then rent at market rent, or to try to develop the property..but that seems pretty difficult to do with the way the city is run... , and it seems guaranteed there will be lawsuits , kind of risky to not be able to build for so long because if prices end up going down you could be in a bad position.

Didn't you say houses were over priced and anyone buying a house is a sucker and should buy index funds instead?

So I say, tell your mom and aunt to buy into index funds.
