My aunt lives in Santa Monica off of Montana, just about everyone on the street knocks down their small house and builds something at least 4,000sqft. Her house is the smallest one on the block and she has 2500sqft. She does not want to spend money on tearing it down and as a result her house is the smallest one on the street.

I can't see old and dusty shopping as a problem in Beverly Hills. The Marina district of San Francisco doesn't come even close to Rodeo Drive, or anywhere in the "golden triangle" for sake of argument. Contrary to your belief, Melrose Ave isn't located in Beverly Hills.

I don't live in Beverly Hills, but I don't believe you that 10 year old mansions are decaying at their seams. Sure, LA has horrid housing quality-NOT Beverly Hills- It's even a notch worse than SF.

Beverly Hills High School is a legitimate complaint. ...BUT... ...if you can afford to live in Beverly Hills-why can't you afford private?

Where do you recommend alvarado and wilshire blvd? Thats pretty urban.

Alvarado & Wilshire? I know that area too well. Been rear ended 2x there.

If you are interested in public school:
* Beverly Hills residents are zoned to Beverly Hills USD schools, including four K-8 schools and Beverly Hills High School
* Beverly Hills Post Office (I.E. Los Angeles) residents are zoned to Los Angeles USD schools...
** The western section is zoned to Warner Avenue ES
** The eastern section is zoned to West Hollywood ES (Warner Avenue seems to get more neighborhood kids)
** All residents are zoned to Emerson MS and University HS (these schools get few neighborhood kids)

Hi everyone. I was the original poster for this thread. I'm sorry I didn't post.....I didn't go back online to the site until today. But I am impressed with all the discussion that got started! Thanks!

Well my father is still looking to buy a home in Beverly Hills. And he wants to definitely be in Beverly Hills proper. The fire/police service is much better than LA, and I have heard that the Beverly Hills school district is also very good. I don't think that most people in Beverly Hills would really need to send their kids to private school (even though they could afford it), because the public schools are so good (unless if the person is a Hollywood celebrity and they don't want papparazzi hounding their kids?)

As for housing in BH, I am very unsure if there are lots available for under $1 million. If they are, I am guessing that the lot is in Beverly Hills post office (outside of BH city limts), or the lot is on a hillside somewhere. Typically, from what I have seen online, "teardown" properties are selling for at least $3.5 million (north of Santa Monica Blvd, in the "Flats"). Older properties in good condition seem to be selling for around $5 million and up, and completely renovated or new houses (however rare they may be), are selling for $8 million and up.

Of course, the prices are slightly less expensive in South Beverly Hills (South of Santa Monica Blvd. or south of Wilshire Blvd.). This area is a mix of apartments, townhouses, and houses, from what I have seen. But still, you would probably be hard pressed to find a comfortable family home for less than $2 million even here.

Any thoughts anyone? I would appreciate any input!

Theres lots of good Beverly Hills houses for under 2 million, I checked. He must be extremely rich to consider a nice Beverly Hills house. Its cheaper to buy a vacent lot and build your own house, if teardown, buy the cheapest house, theres a few for under a million.
