If I should invest in a rental property in LA, what would you say is the lowest vacancy area in the city? Are there any statistics on this?

I know how to calculate Cap rate, loans, taxes etc, but the wild card is vacancy... If I can't calculate a regular income, then I can't plan my business. If I know which vacancy to expect, then the whole calculation comes into place. Not necessarily with a big surplus (maybe even with a negative cash flow), but still: it's predictable.

Also - as a motivation to read and comment on this thread - I would say that the areas with the lowest vacancy hold the golden combination: Attractiveness and the right pricing.
