taxes can be low depends on what town you live in for property taxes

25 yrs ago..... my taxes were 800 yr now they are 1200

There is another reason. In Lincoln, NH a small lot costs $125,000. That's a VERY small lot of 2,600 square feet or 51 feet square. I just looked it up.

In Lincoln, ME you can buy a large 3 bedroom home with a barn on 2 acres, a view of the Penobscot River and mountains for $87,000. Property taxes are less than half what they are in NH, but Moderator cut: Off topic.

Town water and sewer on both properties. Ski areas within 5 miles on both properties. Walk out the back in Lincoln, Maine and there are miles of woods that Moderator cut: Off topic. Step off your property in Lincoln, NH and you are looking in the window of a 3 story condo, but Moderator cut: Off topic.

Lincoln, NH used to have a paper mill. Lincoln, Maine used to have paper mill. Both towns have rivers, but Lincoln, Maine's river is way bigger with the best smallmouth bass fishing in the whole world, but Moderator cut: Off topic.

We have people trying to decide which state to live in. there are opportunities that can help them make those decisions. Those opportunities may be irrelevant to some people, but important to others. Better to know before you buy. Some towns have no zoning. Some towns have oppressive zoning and you may not be able to do what a reasonable person would expect you can do. The time to know is before you buy.

If a person wants to live in a highly restricted environment similar to a gated community, we have them in Maine. On the other hand, I know where there is a straw bale house. There are no building codes for straw bales houses, earth berm houses or pole barn houses. You can do that in Maine, but you better know before you buy a piece of land only to have your dream crushed by a bureaucrat.

Just this morning I had an E-mail from England inquiring about building in Maine. I wonder what 80 acres in England would cost.

Thank you. What's your general impression of Washington County regarding land? I'm just considering a small cabin somewhere on 10+ acres hopefully in the near future..

Appreciate your insight as usual..

Washington County has low cost land and low cost housing. I expect recreational land prices to rise in the future in Washington County. We lost 19 townships where camps could be built. Those 425,000 acres are now under a conservation easement that prevents any new camps.

The deer population is rebounding and hunting pressure is reduced. For the recreational buyer, there are increasing snowmobile and ATV trails.
