hey guys ,whats the real estate market like up that way?Ive got a chance to trade a 5 acre tract of land on a I-10 for a 50 acre tract ,north of "Beaver pond" ON MAP 32 ,,WHATS the pros and cons of land in that area south of Calais?Anybody got any ideas what 25-75 acre tracts with young trees and off the main roads would sell for?any advice is welcome,,thanks

Beaver Lake in Calais is on Map 37 in the Maine Atlas, not Map 32. Depends on how far north. The map shows just trails or Jeep roads into that area. They are probably private roads. Be absolutely sure of your deeded access to the property in Maine before any swap. Value depends entirely on access and how swampy it is. "Young trees" means it has been recently harvested and there is virtually no timber value on the property.

Go to Google Earth. Search for Calais, Maine. When there, move your cursor to;
45 deg 8.7 min north, 67 deg 13.2 min west.

That whole area has been cut hard. Depending on lot shape, 50 acres is roughly 1/4 mile by 0.3 mile.

I think they are referring to a tax map. If not...eh. This is Calais's tax map 32:

Thank you, RTB. Most prople asking questions are using the Maine Atlas when they refer to maps.

The Utah shaped lo6t has some sort of road touching the northeast corner, but there is a small lot of about one acre taking up much of that road frontage. Th town scale shows rights of way in green. THere is no green leading to the Utah shaped lot.

Besides the piece of land, you should seriously think about the cultural and climate differences between living way out there in Maine to living in MS near I-10. New York City compared to Timbuktu!
