I made that mistake once. A big house up on the hill in Winchester on an acre. I owned the "little" carriage house behind the much bigger house in front of me. The current owner thought it was too small and expanded it to 7,500 square feet. Never again. I spent all my spare time project managing a large house. I had painters inside the house for almost a year at one point. I had a long concrete parquet driveway that couldn't be plowed so I had to snow blow 300 feet of driveway to get to the street. There was always some crew or other in doing something.

It happens more than you'd think. Many buyers often start off with a very conservative budget, but once they get out there and see what their money buys them things change.

I can see that happening. A lot of people can afford $1 million for a house, but not all of them want to put that much money into a primary residence. $700k sounds like a reasonable price for a home in their mind, so that's where they start. Then their budget starts creeping up as they begin to see the dump that $700k buys them around here.
