that's a good point that some of these homes could be second homes for people there. Cape real estate for pretty pricey and there's not much on the market.

Did you actually try this?

Working down the coast of the North Shore

Salisbury = 37
Newburyport = 127
Newbury = 67
Amesbury = -105
Rowley = 24
Ipswich = 169
Essex = 52
Gloucester = 249 + 12 = 261
Rockport = 120
Manchester + Manchester by the Sea = 140 + 16 = 156
--
Beverly = -133
Salem = -425
Danvers = 44
Peabody = -493 - 27 = -520
Marblehead = 306
Swampscott = 117
Nahant = 6
Lynn = -1192-418-86-73+145 = -1624

If we count all the shore from NH to Beverly, where the trend starts going the wrong way we get
37 + 127 + 67 - 105 + 24 + 169 + 52 + 261 + 120 + 156 = 908

For Plymouth we have 1046 + 40 - 73 = 1013

Plymouth had the more influx than the entire coastal region above Beverly, and a great deal more than the area taken as whole (what had a net loss, thanks to people fleeing Lynn, Peabody, and Salem)
= 908 - 133 - 425 + 44 - 520 + 306 + 117 + 6 - 1624 = -1321.

For comparison, the South Shore looks like this:

Plymouth = 1046 + 40 - 73 = 1013
Kingston = 190
Duxbury = -132 + 326 = 194
Pembroke = 206
Marshfield = 268 + 7 = 275
Norwell = 129
Hanover = 173
Scituate = 393 - 13 = 380
Cohasset = 249
Hingham = 336
Hull = 57

For a regional total of 1013 + 190 + 194 + 206 + 275 + 129 + 173 + 380 + 249 + 336 + 57 = 3202

Not only is the trend clearly tilted south, the largest growing North Shore town Gloucester at 261 trails behind Marshfield, Scituate, and Hingham on the South Shore.

I think this is a pretty strong indicator not of the relative desirability of the two regions, but rather in the change of desirability with (and conversely without) traffic.

I was looking at the Cape and the towns with vacation homes on Buzzards Bay like Marion, Mattapoisett, South Dartmouth, and Westport. Proportionally, the numbers are similar. Of course, on this board, it’s all Boston-centric so it immediately zooms in on towns inside 495.

Scituate is at the end of the Greenbush line .... puts you at South Station in about an hour.

Duxbury is close to the Kingston line. It takes you to JFK or south station in an hour as well.
