I'm just saying I'm surprised by how much under asking that particular largeish home, with a good amount of land and privacy house went for. I've seen smaller homes on busy streets here with not much land go for over a million recently. Just interesting.

Based on the affidavit and deed records for this property that are viewable in the public record, I suspect this is a divorcee that was probably just happy to be done with it and wanted to get the place sold. Buyers got a good deal and now have some extra quick equity because of it.

When I saw the sold price on that property I got curious too because that's a steal for Dux. Took all but 1 min...., just typed in the property address in the database, pressed enter and all the affidavits and deed records came up!

A pool is a hard no for me. I had a hot tub once and it was a PITA and expensive to maintain the chemicals every week, drain and refill every 3 months or after each large gathering, etc. A pool would be a hot tub on steroids.

Average 30 year mortgage has crept up over 7%. You can still do better than that... but even the ARMs have gotten over 5 for the most part.

Even a car loan at DCU is 4.99% for fuel efficient vehicle now. It was 1.24% in March, crazy.

Got another flipper special in Fitchburg. Flipper bought place for 225k, and then put it back on the market in May at 495k. It's down to 369k although they might be playing games with the listing price. Either way I can't see people running to buy this.

I'd love to know why the flipper replaced the floors, cabinets, and counters in the kitchen but not those appliances.
