No, you have to subtract the real estate commissions and closing costs...plus I subtracted a little for any 'minor' improvements they did (listing said they added a fence in back yard ....so what's that maybe $10k?)

Nah, your math was just wrong.

Nobody ever subtracts that stuff during these discussions.

Either way, $500 or $600k that's an awful lot of profit in a relatively short time for no significant improvements or renos.

Main st in hingham isn't just any main st. It's actually a good deal to get a house there for under 1M these days

Yeah, definitely. But this is about timing. 2020 purchase, 2023 sale. I think you'll find that most 2020 purchases have seen 50%+ increases.

2021 to 2024 will look a lot different.

It's route 228....busy nonstop traffic flowing by your house at all hours of the day how is that not like any other Main Street? Actually you're right, it's an overpriced Main St. b/c it's got a Hingham zip. lol
