I want to find difference between living costs of nice suburbs in TN (like Germantown, Bartlett) vs. MS (Southaven, Olive branch). It would be greatly appreciated if you can comments on following in both states.
Apt. rent
State income tax
Sale tax
Yearly vehicle registration tax
Overall leaving
Any other point

Sales taxes are higher in TN than in MS, but there is currently no state income tax in TN, though there is one in MS. MS really gets you with the yearly vehicle registration tax, where it can be in many cases it astronomically expensive (sometimes more than $200) to get car tags there.

As for schools in the burbs, though Desoto County schools are some of the highest rated in MS, most people here will likely refer you to the schools in the TN suburbs (SCS to be exact). If you do choose the TN schools, you'll have to make sure that you live within the city limits of the whatever suburb you choose in Shelby County, so you cannot be annexed by Memphis.

1) Apt. rent: This will be about the same
2) State income tax: No Income Tax in TN
3) Sale tax: Sales Tax is Higher in TN (9.25%). I think it is around 7% in MS
4) Yearly vehicle registration tax: Cheaper in TN (Approx. $112). I think MS has a personal property tax where you pay more if you have a more valuable car.
5) Overall leaving: I think the living conditions will be about the same. TN suburbls like Germantown and Collierville are more upscale, but the MS suburbs are comparable to the other TN suburbs. Both TN and MS burbs have good schools, but the best will be in Germantown and Collierville.

Demorgraphically speaking, those on the lower end of the middle class tend to prefer the MS suburbs, while those on the higher end of the middle class and wealthy tend to prefer the TN suburbs, although there are exceptions to this generalization. (e.g.- Millington and Tipton County in TN and parts of Olive Branch and Hernando in MS).
