The neighborhood is starting to feel less upscale, I am noticing an increase in loitering and sketchy people. I have started to drive out to Germantown for groceries because the Kroger no longer feels safe to park my car, especially since I usually shop in the evening after work as a single woman. I live close to the intersection of Central Ave and S Highland. If the neighborhood is going down I want to sell before I lose equity.

I don't want to be that girl and sell but I have noticed that a few people of an unsavory demographic have started to purchase homes here, I just don't want to lose the half a mil I spent on this home.

They are doing some massive redevelopment of the area, along Highland south of Central. I am not sure if that will increase home values or decrease them. The area that you talk about (East Buntyn, I assume?) butts up to the area being demolished and redeveloped. But East Buntyn doesn't have $500,000 homes, so I'm not sure exactly where you mean that you live!

Any places that is blocks from a major university is going to have "sketchy" people loitering around. Maybe they are students, maybe they are friends of students, maybe they move there for the cheap rentals. That doesn't necessarily mean they are bad people or that it will affect home values, as that area has always had a ton of student rentals.

But I also don't see how unsavory demographic people are buying half million dollar homes. As with everywhere in Memphis, home values change block to block.

No no I don't live in East Buntyn, I am not of central on the edge of Chickasaw. A closer cross street would be Holmes. My block is a mix of small modest homes and big ones. I bought a big one which was a mistake. I should have purchased on a more homogenous block. I am thinking that the loiterers and trouble makers are less college kids and more East High students. I know what college kids look like and these aren't what they look like.

Central at Holmes? If that neighborhood becomes sketchy, then ya'll better hold onto your hats, because Memphis has done fell off the table.

Also, I would never consider that area East Memphis. This whole thread smells weird to me.

Central at Holmes is either East Buntyn or Joffre, neither of which have half million dollar homes.

And yest East HS kids walk through those areas to get home. But they aren't buying homes in the area. So, the riff raff you see are high school students? At first you said it was people purchasing homes in your neighborhood.

I agree with PP, none of this makes sense.

No I never said that East High students are purchasing homes!

I said that my block and the adjacent blocks are a mix of more modest homes and big ones, some of the more modest homes seem to have been purchased by lower class people.

It's a mix of East High kids generally being sketchy (hanging out on the corner smoking new ports and leering isn't walking home) and lower class buyers (or renters?)

My block is East Goodwyn if you would like to street view. My neighboring street behind me is Lafayette which has smaller cheaper homes and that's where the issues seem to be happening.

South of my neighborhood is the country club, north is East High. I have always considered East Memphis to be all the neighborhoods along Poplar and Central.

You live in a diverse area. Both economically and racially. As you point out, Chickasaw Gardens is elite. There are also middle class cottages on some of the neighboring streets. You're also not that far from Orange Mound and Binghamton. Only you can decide if that is imcompatible with where you want to live, but I can assure you that the area is extremely stable.
