Probably Miami Lakes as one of the options; the underrated, pleasant and safe neighborhood - and also not expensive really. And within 30 mins. from the JMH area. Also I think they have decent to good schools, especially by Miami-Dade Public Schools standards.

Dream would be a house w small yard, <2000 a month, within 30 minutes to JMH, close to beach, walkable area. Is this impossible? We could also buy, but budget is 250k

I'm not sure about how long the commute would be, but I think it may be possible to find a rental in the 2k range in South Miami. Look in the area that is served by Sunset Elementary. It won't be easy but it is possible.

I read in one of these threads that the commute from downtown to miami lakes is between 35 min - 1 1/2 hours! Is that true?

In your budget I would look in Coconut Grove (north or center grove), Coral Gables, Morning Side

All have good to decent schools and you should be able to find something in your price range.
