The fact is that the 4 year college degree is the new high school diploma. Since most people have them now, it no longer indicates "higher education" in my view. As mentioned above, you find that most of the best and brightest born in Miami leave to live a better life. This is going to continue until the county's real estate bubbles come to an end. I know that there is hope for Miami, but it seems like only disaster can reset the negative trends we have seen for over 30 years.

You have young people that normally live in places like Kendall, Weston and Doral that are moving to Miami's urban core. It's not that hard to comprehend.

They are renting, not buying in Miami's urban core. The ones that are buying there are cash buyers mostly from out of state.
