Also, Naples has true ocean front houses that don't need to be torn down in your budget. You can also get 3-4 story homes in Barefoot Beach up in Bonita Springs in the Sub $15ML range all day long. They rent out very well on the AirBnB type sites.
Is building possible? I heard all good builders work with large Spec house sellers and its difficult to find quality builders for individual custom homes.

Construction companies and contractors are booked up for years in some cases.

Miami is not a place where you want to build a $20 million dollar spec home from afar.

At the very least, partner with an established builder.

Miami has its own, unique, insane set of challenges living here let alone trying to do this from 3500 miles away.

Some of the listings for land/tear downs have approved plans and permits ready to go. They are essentially "shovel ready" pre-construction projects you are buying into. That can save many many months of time as long as you like the approved design. That's half the game right then and there.

The construction part and a builder can be burdensome but you can contract with the seller to make him handle that for you if they already did the plans to mitigate that risk. If the property has sat on the market a long time and it is a sophisticated spec person selling, they may do what they have to do to get the deal done and have better construction contacts than you.

Very true!

There are at least 2 oceanfront lots for sale and another 1-2 tear downs if the price was right. One for $11ML comes with Chad Oppenheim approved plans for a spec house with pool and guest house.

Non-ocean front lots are under $2ML, but there are better buys elsewhere in Miami/Hollywood for stuff like that.
