You already got the answer to your question but if you are looking in Davie, and are concerned with airport noise, you should not look at Forest Ridge. It is a gorgeous development, on a park-like location, but the planes are closer to the approach for landing and you do hear them overhead.

We really wanted to buy there before deciding on Weston. We even asked random people in the neighborhood what they thought and some were bothered at first, then they tuned it out, others were still annoyed and then some people said they didn’t notice it until their friends/relatives came to visit and said something.

You’re doing some good homework but nothing beats boots on the ground.

Agreed. We will plan for a couple trip before deciding for sure. I recognize nothing is perfect but are there any UNDESIRABLE subdivisions in Weston? For example, poor quality building, noise, etc?

No. There is one gated community, The Springs I believe, that although is gated, is electronic and not staffed. Most of the other communities that are gated have a guard at the gate. Depends on whether or not you have a preference.

Savanna is perhaps the largest development but has lots of family friendly amenities: slide pool, community pools, kiddie pool, basketball courts, soccer field—just Google them to see the list. It is a very popular community.

Arvida subs built most of the homes in Weston and the quality is fine. Weston has tough codes & doesn’t allow anything substandard. Very strict noise ordinance too. If you are willing to fight, the city will back you up with noise complaints. I know from experience!

Thanks again for everyone's help. Another silly question but are there communities that have more palm tree lining up residential streets? They are all gated so I have no access to google maps pictures. I see some areas have regular deciduous trees but some (presumably) more expensive areas have palm trees? Coming from the midwest, we like seeing palm trees

In Weston overall you’ll see lots of palm trees of different types. In North Lakes the main road into the development was lined with palm trees. In the side streets, lined with very young oaks. The plan was to develop a shade-lined sidewalk. But oaks take awhile to mature so not much shade.

I own a dog and love shade-lined streets to walk him, especially in the heat. Palms are nice decorative trees but I always wished the oaks were bigger and more mature to give me and the dog protection from the sun.

It’s been awhile but I used to have clients that lived in Savanna and The Falls and I think the landscaping had a similar design: palm trees for decoration on the main entrance road and oaks for the side streets.

That makes sense. I can definitely see the benefit of having oaks to provide shade. Thanks

No take offs. When planes take off from FLL toward the West, the get pretty high up and veer off well before they reach Weston environs.

Landings - yes, some planes make their turn over some parts of Weston when they line up for landing. But they are still pretty high up, so their sound is pretty negligent.

More Palm trees lining the streets in Weston Hills and in the Cove section of Savanna (Cove Savanna is somewhat more upscale than the rest of Savanna)

Isles at Weston has palm trees lining its main drag.

The regular trees you see on the aerials are mostly oak or mahogany trees that are native to Florida. They actually provide more shade than palm trees.

The Rigdes is where its at - mature large tree canopies with lots of shade.
