After a few years of research that some of you out here have helped with I have narrowed my focus on purchasing a condo in the downtown area of Coral Gables. I feel confident I know the pros and cons of living in Coral Gables. I also know much about the buildings based upon extensive online research but I understand that online research is no substitute for real life experience. I am currently working with a realtor in The Gables that I am happy with but would like to get as much input as possible to make an informed decision.

I would appreciate any feedback from anyone with personal experience that has lived in Coral Gables. I would also welcome input from any real estate professionals that know this specific area.

Over the years, I've worked and stayed overnight in the gables multiple nights per month for a couple of years, as well as sold R.E in the gables.

Giralda, Alhambra Cir, Aragon Ave are all good spots for condos. You definitely want to be as close to Miracle Mile as possible for a condo, West of 37th (closer to 42nd/Le Jeune is ideal) or one of the new townhomes around Valencia.

The new renovations to miracle mile are excellent - wider sidewalks, easier parking, cleaner look. I always enjoyed having my coffee at Starbucks and chatting with locals. The new restaurants like Coyo taco are excellent and bringing a younger vibe to the area.

Its also a very short drive to Coconut Grove and the metro rail station, as well as to the airport. Its a very easy uber ride to MIA which will save you a ton in overnight parking fees.

Only negative really is distance to Miami Beach or Key Biscayne. On weekends, the drive down US-1 to Key Biscayne isn't bad at all and would be my 1st choice for getting some sun. If I wanted to really swim in the ocean, then I would go to Miami Beach vs putting my feet in the bay.

Thanks for the info. I agree with being close to Miracle Mile and a short driving distance to The Grove. I would like to be able to walk to the supermarkets, bars and restaurants. I have actually also been looking at some buildings a bit more north on Ponce. The furthest north I am willing to go and still be within walking distance is the building on 1300 Ponce which I believe is one of the newer buildings in the area. I'm waiting to see what comes on the market in the next few months.
