The land is still far too expensive. Prices have been outrageous since the cocaine cowboys days, with a small exception after hurricane Andrew. A friend of mine bought a home east of Krome in 1992 for 75K on 2.5 acres. However, the idiots returned and prices soared. Best bet is to wait for the next hurricane and snag your deal.

There are some 2.5 acre lots in the redlands area. IDK how this happened but it was allowed to divide 5 acre lots into 2. Probably before restriction or perhaps a loophole. My brother used to live on one. The agricultural exception works like this: From the total acreage of the lot. They (taxing entity) will subtract 1 acre or so for living space if you reside there (no matter what size the house is) from the total area of the lot. On a 5 acre lot you will have only 4 acres exempt from taxes.

If you reside in the property legally one acre will pay taxes. For what you wrote before, I'm assuming you have the necessary permits for what you do. (I'm also assuming you live in Miami-Dade county and you know the laws down here.) If you reside there illegally you might get in trouble. I guess you don't want to risk those permits by getting in trouble with the county.

I have found what appears to be a fair amount in homestead and the redlands. I was hoping you guys might inform me of "convenient" land....lol

my research seems to infer that ag land may have a "guard quarters"

I wonder if you can build a livable structure and reside there but just cant re-sell the land as residential.

sounds like you must have an agricultural practice on the land as well, produce or animal production.

If I am not mistaken, most land is residential even if it is zoned commercial. There is some obscure federal law that allows you to build a single family residence on a commercially zoned parcel of land. "guard quarters" or as I refer to it watchman's quarters does not make your property a single family residence therefore you cannot sell it as such or claim homestead exception on it. It is what it is watchman's quarters. FYI, you are not allowed to place a mobile home as a single family residence in the redland. The only exemptions would be for a watchman's quarter, as an office for an agricultural related business or as a temporary structure during a construction project.
