Hi,

We have just moved out of our rented townhome. A small portion of the closet has a red stain on the carpet and we are trying to get it removed using whatever method we can.

However the landlord says we have to replace the carpet in the closet and the entire room adjoining. I am ok to get the carpet replaced, and I said I will pay for the square footage of the carpet in the closet, but will not bear the cost of the carpet in the other room.

The carpet was quite old when we moved in and we have been in there for 2 years. Does he have any legal standing to make me pay for the carpet in the other rooms other than in the closet?

Spot shot, may take it out if it's blood. He can only make you pay for part of the cost. Carpet depreciates out at about 7 years.

no its not blood. its some kind of red powder. The house got broken into and we didn't have renters insurance then. he dropped something on the carpet and it seeped into it and now it wont go even after repeated washes.

Is there a link that I can look at to review the carpet depreciation rules etc or anything about how much he can legally charge me?

Minnesota Statue 504.20 deals with damage deposits
take lots of pictures, replac, keep the receipts and take them to concilliation court if you need to. I did and it was a pleasure to see the landlord squirm.

If you have a police report that shows the damage was caused by a break-in, the landlord's insurance would be responsible.
