38th and Chicago? THAT 38th and Chicago? Not even close! I visit Black Eye coffee somewhat often, and while the intersection doesn't scream "upper income," I've not ever felt unsafe there.

When I glance at the crime map, it's still most concentrated along Lake Street (between 35W & 55), and Franklin (between 35W & 55)

Consider that these posts are 8 years old. Most of South Minneapolis, including 38th and Chicago, have gone through significant gentrification in the last 8 years. Black Eye coffee and the nearby Seward Co-op are examples of it. Thank the hipsters for that.
