I have been searching online for a while, but not to much avail. I am looking for a parcel of land approximately 3 to 10 acres. It needs to be within 20 minutes of city limits. I need the price to fall between 10,000 and 20,000 USD. If anyone knows of any locations, or can point me to where to start looking, I would be much obliged.

PS Zoning should permit residential construction. Also, any deal would be a cash deal paid in full.

You need to expand your budget, just because its Montana doesnt mean its cheap...

Replying posters are correct.

You might be able to buy a homesite/lot (in range of 1 1/2 acre) in a less expensive area like Thompson Falls or Plains for 25-30K. In Missoula area it would be unlikely to find a permanent mobile home space for 20K.

When people speak of per acre prices in range such as you desire they are talking about much larger parcels. Check Montana Land Magazine for general idea of prices and locations.

Even in the Thompson Falls area or near Plains all of $10,000 to $20,00 will get you is perhaps a tiny building lot in a town.
I did locate a 2 acre parcel near Anaconda for about $22,000. Land Near Butte and Anaconda would be quite a bit cheaper than you would find in western Sanders County.
We are looking for more property also, I scour the web for properties for several hours each day looking for bargains and have been doing this for years.
We recently just made a handsome little profit by flipping a property but now we are looking for a home to live in with 10 to 40 acres or we are also considering a smaller riverfront home with much less land.

One poster was spot on that you need to add a zero to your budget figures to be realistic.
In most livable areas even for $50,000 or $60,000 won't get you the acres you are looking for.
Some folks are asking that much for tiny little lots to build on.
Western Montana has rapidly become very pricey compared to just a couple of years ago.

Now if you wanted to buy land at that price you may have to settle for either very high elevation mining claim type properties or steep useless land that is unbuildable.
Or you could look at places such as Minnesota, there is still cheap land there.
