Everyone blames the greedy developers!!! I was born and raised in Wyoming. I love Wyoming and Montana , but alot of other people do too!! It all needs to be controlled as far as growth.But most want to build higher, bigger, and more elaborate than the one before him. These states are changing to everyones dismay. But alot are selling for 2-3 thimes what their palce is worth and not looking back. Most ranches now a days owned by families are far and in between. Corporate Ranches. As much as I hate it the world is changing we just have to control it. look for specific towms Most have great web sites, Look at Buffalo Wyoming Good luck and Welcome but dont blame the developers or Realtors Its the people moving in and its not their fault that they want a couple of acres like youve got. NUff said

Not doubting you, but where are developers allowed to cut it into only 1/2 acre lots? I know you are from outside Ronan, and I've only seen 0.5 acre lots allowed in areas that are already "in town" where gas stations, schools, hospital, etc are close together. As you get out of town I thought they were minimum 5 acre parcels, and a little further out Round Butte Road they are 20's minimum. Was there a zoning change that would allow 1/2 acre lots in the "wilderness" you are concerned about?

Are there similar zoning protections OR problems outside other small to medium size towns in Montana?

I'm not familiar with that area, but I wanted to add my .03 cents worth. (inflation)

Where I am, the acerages make a real difference. for instance, if you have less then this many acres, you can't put in a ceptic, or a drain field. So the acerage that you buy makes a real difference on what you can do with it. I mean, if you are close enough to pick up city sewer and water, it's not a question. But if you are on your own, do you have enough land to make it livable, or are you going to pay $60k to bring water and sewer to your place. Just food for thought. Know where you are, know what they'll take.

According to DEQ there's a one acre min. for septic and it still has to be approved for location and viability. Some areas have min acreage per zoning or covenants that run with the land.

Default Special needs answer

Most school districts here have a need for any type teacher and yes, special needs as well. Take a look at Montana Office of Public Instruction which is our state school admin site.

Are you talking about a specific area, or statewide? Because that is definitely not a statewide law. There are TONS of septic systems on lots significantly smaller than an acre all over western MT.
