What's the breakdown of the closing escrow fees? Does it include your prepaid insurance and/or interest? Does it include title insurance?

I dont have a breakdown of whats in the escrow fees
but here is a break down of all the other fees
Appraisal - 415
notary - 200
Lender title insurance- 925
Endorsement- 125
sub escrow fee- 125
fed x fee - 75
Courier wire fee- 125
Deed recording -150
Hazzard insurace- 150
Daily intrest- 466
tax reserve- 4658
Hazzard premium -900
then you have the fees i listed above

fed x fee - 75 this is to overnight the hard copy of the recorded package to the lender
Courier wire fee- 125 banks are charging more and more for wires......seems high, but it's possible.

What kind of loan are you getting? Why is the title company charging for an appraisal? Are there lender fees in this mix? If so, it's not a bad estimate. If not, a tad on the high side,
Nothing here is awful. Is this something the lender gave you or the title company? Where are you in the loan process?
What about tax stamps? In NH, the cost is $15 per $1000 of sale price with the buyer paying half and the seller paying half. When my house sells, the tax stamps will be about $6700 with me paying half as the seller.

Every state is different fees and not every state has tax stamps.
In DC the tax charges are spelled out in the contract, but lenders always treat it as if buyer is paying 100%. That way they are never under-estimated.
Good to know Smartmoney. Here they are set by the state and split 50/50 but I did see something I think that in SC they are paid by the seller, so hopefully that will help me when I buy down there.
