I probably wouldn't be. The only other thing I can think of is the OP is paying their own closing costs, and that is what is making up the remainder of the minimum borrower contribution.

it's 3% but if you are paying your own closing fees, you can do 2.25% down plus pay closing (since you are paying over 3% total). If the seller is paying your fees, you will need 3% down. As of Jan 1, the min contribution will be 3.5%.
