Would like to know more about the areas that were flooded last May in Fieldstone before making an offer for a house in Fieldstone. I heard that Glastonbury and some house at Summer Haven were affected. Anywhere else in this area? How about houses at Belmont? Thank you very much for your information.

I do not recall if Belmont Circle flooded the way Glastonbury did, but if you click on the link and look in Zone 52, you will see that it is on the very edge of a big flood plain.

Even so, flooding can be fickle even if you are in a flood plain. We are in one and got no water damage whatsoever during the flood, while some neighbors basements or garages did flood.

If you ask the seller's agent, they are required to disclose flood damage.

I don't know about Belmont Circle, but the flooded houses on Summer Haven were the ones that back up directly to the common area, at the rear of the loop. I'm assuming that it would be approximately the same for the Belmont neighborhood. If the house you're considering is fairly close to Lexington Parkway, then it's probably okay.

Exactly...I'd also consider driving through the neighborhood and just asking people that you see out walking around. I was walking through my neighborhood the other day and had a realtor & client stop me and ask me if we had flooding issues. Likewise, any decent home inspector should be able to spot tell-tale signs of water/flood damage.

Finally, I just Googled "Fieldstone Farms Flood" and got this list of results, including some youtube videos. Hope that helps.

Thank you very much for all the information. Especially to Wmsn4Life for the nice map. Was able to figure the location of the house I am interested. Good to see that it is not affected by the flood.
