The place is nice but after inspection reports came back there were signigicant problems which can be fixed. It would take time to do. The kitchen was beautifully done. If a place that a family sees and like but has problems, how much does one have to take the Report seriously [property disclosure]? We were hoping the problems would be minor but it is not. It will require some significant price reduction which we think the seller have to do according to the realtor. Advise?

Well, a buyer always has a right to set whatever price he wants, and a potential buyer has the right to accept it or not.

What kind of problems? There are problems . . . and there are problems. Cosmetic problem can be easily fixed, other problems can be costly and time consuming to repair (and sometime can't ever really be fixed perfectly). There are certain problems are so severe the best thing to do is just walk away no matter how much you might like the house otherwise.

Exactly. Cosmetic problems are one thing, structural is another.

As far as taking the home inspection report seriously.....isn't that why you paid to have one done? I understand falling in love with a house, but don't let it blind you to a potentially serious problem.

We're getting ahead of ourselves, though. What did the inspector call out? Foundation crumbling, water under the house, high radon levels, what?

If minor you can ask the seller to fix the problem. Ours had a minor problem, something that took about an hour to fix, but we asked the seller to do it, because we did not want to deal with it.

Diane, the OP said they hoped it was minor, but the inspection came back with significant problems.

depending on the problems....seller will eventually have to fix...now that the house has been inspected and they now know there are issues...they will have to disclose in the future. They will either have to face the problems with you...or with the next buyer that comes along.
