We have an offer in on a home in Pahrump. I just noticed it is in a flood zone AO, heck most of the homes look like they are in flood zones. I asked a few of the neighbors I saw walking around if flooding was a problem and they said "no". But to be honest they weren't real interested in talking.
The home is in the Dandelion S Park Ridge area.
Also, were there issues with homes with foundation issues in that area?

the area you are looking at IS in a flood zone & yes, there have been foundation issues in that area. pahrump has LOTS of other places to look at, i suggest you continue to look.

Same thing with us, listing agent and our agent neglected to check and our house is in a flood zone 780 West Florida STreet, Pahrump, should we pull out at the last minute due to negligence? Has there been flooding issues on this street?

If Pahrump gets hit with a once on 100 or 500 year storm, yes, there could be flooding. However, people live along the Mississippi River and they get flooded out about every decade. So unless you really think a once in a hundred year or once in 500 year storm will happen in your lifetime, I would not worry about it. The flood zone maps show 1-3' of water depth. So if you are really worried about it, build your lot up 4' above grade and you should never have a problem. Note: Pahrump gets about 5" of ran a year. In the 10 years I've been here we have had 2 really strong storms. One dropped about 1/2" of water and we had about 4" deep water in our back yard. It just started touching the back patio foundation and was all gone 6 hours later. So if we got a storm equal to a full years worth of rain, yes it could put a foot of water in the back yard for a little while.

I don't see it as a big risk.

The issue of foundations and proper lot prep is of great concern. But that is something that is in your control. Be sure you get a good backfill of type 2 (and pit run if needed) properly compacted and you will be fine.
