best cash flow in North NJ (Newark, Garfield: buying, tenants, property tax)

Whats the best place to get a decent cash flow off of an investment property in northern NJ, while at the same time getting good tenants. Luckily, I can spend a good amount of money if the return is there. Thinking of fixing up a multifamily somewhere, but I want a relatively easy place to manage, and not have to deal with bottom of the barrel renters. So Id prefer to stay away from Newark and areas like that. Most nice towns are obv high property tax areas, so any places that arent like that? Any ideas would be appreciated.

Thats the tough thing about North Jersey, buying a multi-family cheap in a decent area and getting positive cash flow. You have a better chance of buying something cheap, fixing it up, holding on to it for a few years, try to break even with rents, and sell for a profit once the market turns around.

While not the greatest town, maybe try to buy a 3-4 family in Garfield. They seem to have some properties on the market below $400k.
